Two Centuries of Housing on One Street

Edina mixes some of the oldest planned neighborhoods in the metro with some of the newest houses. The Country Club District and Morningside date from the 1920s and 30s, with period-revival houses on stone and block basements. Much of the rest of the city filled in with 1950s ramblers and 60s split-levels. And a steady stream of teardowns has replaced older houses with large new ones. The result is a 1938 Tudor next door to a 2021 build — and two completely different radon jobs.

New Builds Come With a Passive Pipe

Every house built in Minnesota since June 2009 must include a passive radon system: gravel or a venting layer under the slab, sealed openings, and a pipe running from under the floor to the roof, usually labelled and with space in the attic to add a fan. On a new Edina house that pipe is almost certainly there. What is almost never done is a test to see whether natural draft is enough. If it is not, adding a fan in the attic is a short job compared with building a system from scratch.

Large Houses, Several Slabs

Big new houses often sit on more than one slab: the main basement, a lower-level extension, a heated garage or a sunroom on its own footing. Each is a separate pressure field. A passive pipe usually serves only the main basement, so an activated system may need a second suction point to reach the rest. We map the foundation before quoting.

Edina's older houses are remodelled constantly — basements finished, windows replaced, additions built. All of those change how the house handles radon. Test before the remodel to know your baseline, and if a system is needed, install it while the walls and ceilings are open, when routing a pipe through the house to the attic costs a fraction of what it does later.
